Admirals Cove homes: Expensive or not, flooring is an issue

Admirals Cove has some of the most expensive Jupiter real estate for sale. But if you are an Admirals Cove seller, you should think about what I have to say in this video.
 
So expensive or not, flooring is a critical issue when selling your home. Remember there are plenty of great homes for sale in Admirals Cove for buyers to choose from. Many have deep water docks and soaring ceilings, but flooring can be a critical component to your successful sale. It isn't the money, it's the project and people buy houses, they don't buy projects.

Admirals Cove homes: Test your agent...got a phone?


Several years ago when the Internet was "introduced" real estate agents began to migrate to websites to display their listings and comb the web for buyers.  In fact, there is now every conceivable opportunity to look at homes on the web, now called Web 2.0.  But here is my challenge:  Are you really any better off?


In the "old days" real estate listings were published in a book each week and buyers had to pour over pages for small print to find possible houses.

Then the Internet allowed us all to see things quickly and easily anytime, anywhere.  But consider what it has also brought us:  clutter, jammed Inboxes and digital overload.

How has email made things simpler?  Does your Inbox have too much stuff each day?  Do you spend some time every day adding people to your blocked senders list and deleting things?  Of course you do.  Email has now suffered the same fate snail mail did, that is "junk mail".  In fact your first task when going to your mailbox is to stop at your recycling and throw most of the stuff out.

How about your home phone...if you still have one?  Many people don't even answer the phone any more since it is plagued by robo-calls that are not policed by the DNC list.  They just let the phone go to the answering machine (if they still have one) and sort out what messages they want to hear at a later time.

So based on these two things, why would a buyer prowl the Internet signing up on every website only to have the results be lots of information they don't want?  All the information comes from the same MLS database.  IT IS ALL THE SAME INFORMATION.

Every website, whether it be personal, corporate, Realtor.com, Homes.com, Zillow, Trulia and on and on...are all providing the same information.  The ONLY difference is the display format and some companies are spending a fortune to try and display it attractively.  So what do I suggest?  Stop searching for houses and instead search for an agent.

A great agent has tools and software that are better than anything offered on the web.  A great agent knows the market, both geographically and financially.  A great agent knows how to communicate and I don't mean tweeting.

Now here is the really crazy idea:  If you are really serious about buying, how about calling someone?  I know this is a radical idea but you can test their effective with a simple call.  If you don't get a return call within say an hour or two, just move on to another agent.  Hey, getting an automated email response to signing on to a website telling you how important you are is not communication.


Just have a real, old-fashion phone conversation with someone and see what you think.  Every agent would rather have a conversation with a truthful buyer than waste time chasing Internet leads around or calling them every day.  So tell the agent exactly where you stand in terms of your purchase.  Then let them send you appropriate listings.  The irony is that you may not be able to reach someone, even though every agent is carrying around the latest & greatest (and biggest) phone.  So if you can't reach them on the phone you can cull them off your list.

Let's face it, given a chance everyone pushes the "0" button to speak with a Customer Service Representative so do the same when looking for a home.

Admirals Cove homes: A great opportunity,reduced over $ 500,000

Admirals Cove is Jupiter's premier, waterfront country club.  Located near the Jupiter Inlet and Jonathan's Landing, it offers 45 holes of golf, marina, tennis and 6 miles of waterfront properties. There are a wide variety of homes in Admirals Cove including mega-estates right on the Intracoastal.

And although money is typically not an issue in this price range, everyone wants a good deal.  So, how about this one?
This home is about 5,500 square feet in size with 4 bedrooms and 5.5 baths.  It also has a pool, impact glass (good to 140 mph) and a generator in event of a power loss.  It does have one of the largest lots at nearly 3/4 acre.
This home has been on the market for about 600 days and has been reduced over $500,000.  So if you are considering the grand Admirals Cove lifestyle and don't care for the waterfront, this might be the perfect home for you.  However, if it is not the right home, there are about 66 homes for sale in Admirals Cove from near $ 300,000 to near $ 8 million.

Admirals Cove and Jonathan's Landing get ready for the season


Admirals Cove and Jonathan's Landing Golf Club are premier Jupiter locations with waterfront estate homes and golf courses.  As we head into "the season" all our country clubs, like Admirals Cove, Mirasol, BallenIsles and Frenchman's Creek, are putting the finishing touches on their "sprucing up".
In fact, Admirals is hoping to finish a multi-million dollar renovation before the season starts which is around November 1.  Our winter season is the busiest time of the social season and everyone wants to be ready for it.

The weather is perfect for golf or anything outside, the sailfish are biting on windy days and there are plenty of holidays to celebrate.

Jonathan's Landing ordered some new palms and here they are seen arriving at the Club.  Jonathan's Landing shares an Intracoastal location with Admirals Cove and both have ocean access via the Jupiter Inlet about a 10 minute boat ride up the waterway.

Once offloaded, these palms can bring moved to the correct spot and installed.  What you see below is the root ball of the palms wrapped in plastic which is removed before going in the ground.  Palms actually transplant very easily and the mortality rate for them is very low except in the case of the Canary Island Date Palm where about 50% die after transplanting.

Admirals Cove and Jonathan's Landing waterfront properties

Jupiter's well known club, Admirals Cove, is a yachting community of 941 homes located along 6 miles of waterways and close to the Intracoastal.  Here, stately mansions mix with Harbour Homes and villas to offer potential residents a wide variety of options.  One central community is Captains Way located close to the main clubhouse and there are several properties currently on the market.

Captains Way homes are designed with 4 units per building and range in price from $299,000 to $950,000.  Living square footage ranges from near 1,800 to near 2,900 feet.  With such a wide range of prices, it is easy to see that the market for these homes is struggling to find itself.

However, no matter which price is in your range, all the homes for sale on Captains Way share waterfront locations, golf course and tennis views and proximity to the main clubhouse.  Of course, all Admirals Cove residents also enjoy access to the Golf Village which can be enjoyed after a brief golf cart ride across Alternate A1A.

Captains Way is located on the East side of Admirals where the architectual design is "Bermuda style".  The Golf Village, with it's own clubhouse, has the feel of Pinehurst or other famous golf venues.  Either way there are 45 holes of golf available.  The Golf Village waterfront properties have lake views as opposed to the salt water views found near Captains Way.

Membership in Admirals Cove is mandatory for all residents and non-resident memberships are not permitted.  Typically a membership is sold with the house so if you don't want a full golf membership you might need to find a home offering a sports or the rare social membership.  There are a very few original homes occasionally offered that do not have any membership attached to them.

If the membership obligation is an issue, you might consider homes for sale in Jonathan's Landing located on the north side of Admirals Cove.  Here, over 1,200 homes priced from around $ 200,000 to nearly $ 5 million, offer lake and salt water locations and those on salt water have the same ocean access as Admirals Cove.  The big difference is that Jonathan's Landing does not require membership and even the full golf membership is only about 1/3 of the cost of the full membership in Admirals. Jonathan's Landing offers the same high level of security and two clubhouses but also offers 3 full golf courses and a dry storage marina for boats to 30 feet, things not available in Admirals Cove.

Admirals Cove: Homes for sale on Captains Way

Admirals Cove is a popular, waterfront country club in Jupiter.  Like it's neighbor to the north, Jonathan's Landing, residents along the water here can access the ocean through the Jupiter Inlet about 10 minutes north in the Intracoastal Waterway.  In addition to the 74 slip marina at Admirals, there area a variety of waterfront properties for sale starting around $ 7.9 million and extending all the way to $ 46,000.  Those at the lower end are located in Captains Way, Spyglass, Waterside and other small neighborhoods.

Right now there are about 66 homes for sale in Admirals Cove and about a dozen are located in Captains Way.  Captains Way wraps around the main Clubhouse, the tennis courts and a couple of holes on the east side golf course.  Here's the way they are located on the island.

Homes for sale on Captains Way are clustered with 4 units per building with 2 upstairs and 2 downstairs.  They all have waterfront locations, many with docks, which allow for modest sized boats to be kept behind the house like those below.  Other clubs call these homes coach homes or carriage homes.

The prices range from $ 460,000 to $ 950,000 so you can see the market for homes here is struggling to find itself.  Membership in The Club at Admirals Cove is mandatory for all residents and most homes are sold with the existing membership.  Upgrading beyond the membership you might purchase is an option, but downgrading is not.  This means you must not only find the right house, but have to find the right membership along with it.  This situation is not unique to Admirals since most clubs do the same thing.  But only Jonathan's Landing and PGA offer you optional membership.

So far this year, 13 homes have sold in Admirals Cove under $ 1,000,000 with a median time on the market of 195 days on the market and a per square foot selling price of $ 193.55.

Admirals Cove: How Wal-Mart can help you sell your house

Is your home for sale in Admirals Cove?

How are you addressing your market position?

Maybe consistent, sensory stimulation is killing the sale.

The human mind is wired to notice change.  Every retailer knows this, every woman knows this...does your agent?

Recently, the local Wal-Mart underwent a major interior reorganization.  Same merchandise, but at a different location in the store.  Why... the answer is obvious.  You get used to walking through the store and just look right past the items that are always in the same place. So, knowing this, the store rearranges everything periodically to draw your attention to the merchandise.

OK, so how does this apply if you have a home for sale in Admirals Cove?

Could the simple choice of words make a difference in how your home is perceived?  You bet!  But, the most common thing agents do is reuse the same words and lingo every other agent uses.  Need an example?

 Look through the ads in the paper.  How many ads use the words, "stunning","spectacular", "spacious", "lush landscaping" and I could go on.  But the point is synonyms are easy to come by.  Might it improve your position just a little to find some different words to use? 

Maybe.  Wal-Mart thinks they can sell more shirts just by moving them to the other side of the aisle. That's only a slight re-positioning but it usually only takes a 1% improvement to sell your house.

Another thought.  If your home is being advertised by an agent who places the same ad in the same place every week, you might try moving it to another place in the newspaper or rewriting the ad.  Or course, around 85% of buyers start their search on the Internet so reread my piece about IDX positioning.  The newspaper is where agents advertise themselves using your home as ad copy filler.

Oh, and the world's largest retailer only advertises one time per month in the paper.  Maybe they are on to something??
