Admirals Cove builds new entrance

Admirals Cove has long been Jupiter's premier waterfront community.  Located on the Intracoastal Waterway, it is situated between Jonathan's Landing to the north and the Ritz-Carlton to the south.

Here, 900 homes sit on 6 miles of waterways with an 80,000 square foot clubhouse, 45 holes of golf and a marina that can handle yachts to 125 feet.  Homes for sale in Admirals Cove might be a club cottage or an estate home costing $ 10 million. But in this "country club rich" environment, keeping up with other clubs is important.

Last year, Jonathan's Landing and Frenchman's Creek built expansive new fitness centers.  The year before, BallenIsles built one.  Soon, Admirals will be upgrading theirs along with the pool and Harbor House restaurant.  But for now, the emphasis is on upgrading the main entrance on Alternate A1A.

Admirals Cove homes, Is consistent sensory stimulation killing your sale?

Got your Admirals Cove home for sale? How are you addressing your market position?

Maybe consistent, sensory stimulation is killing the sale.  Maybe Wal-Mart can help.

The human mind is wired to notice change. Every retailer knows this, does your real estate agent?

Recently, the local Wal-Mart in Jupiter underwent a major interior reorganization. Same merchandise, different location. Why?  Because you get used to walking through the store and so you just look right past the items that are always in the same place. Knowing this, the store rearranges everything periodically to draw your attention to the merchandise. OK, so how does this apply if you are trying to sell your house?

Could the simple choice of words make a difference in how your home is perceived? You bet!
But, one of the most common thing agents do is reuse the same words everyone else uses. Need an example?

Look through the ads. How many ads use the words, stunning, spectacular, spacious, lush landscaping and I could go on. But the point is synonyms are easy to come by. Might it improve your position just a little to find some different words to use? Maybe. Wal-Mart thinks they can sell more shirts just by moving them to the other side of the aisle. That’s only a slight re-positioning but it usually only takes a 1% improvement to sell your house.

Another thought. If your Admirals Cove home is being advertised by an agent who places an ad in the same place in the newspaper every week, you might try moving it to another location. Or course, around 85% of buyers start their search on the Internet so IDX positioning is far more critical. With all the information available on the Internet and all the great, color pictures and video tours, do you think a 1" X 1", B &W picture is going to sell it?

I can’t guarantee that either of these things will make a difference. But it really does only take a 1% improvement to get your house sold.  Oh, and did I mention that overpricing it will not get a higher price?  It might get an agent the listing, but it won't get your house sold.  Buyers will buy when they perceive value...PERIOD.

Remember:  Hope is not an effective selling strategy!

Admirals Cove, where the Marina meets the Intracoastal

Admirals Cove is Jupiter's best waterfront community.  With 6 miles of waterfront properties to choose from, you have your pick of just the right spot and orientation to the sun.  All of these waterfront properties lead to the Intracoastal Waterway and then directly into the ocean through the Jupiter Inlet which is 10 minutes to the north.

Right now, you have your pick of Admirals Cove homes for sale since there are over 100 on the market.  They range in price from $ 249,000 to just under $14 million.  Almost all are waterfront properties, although some may be golf course homes.

The Admirals Cove Marina has 74 slips and can handle yachts up to 125 feet.  And the Jupiter Police keep their patrol boat here.  Leaving the Marina, you just have this short trip to reach the Intracoastal.  You might notice the ropes in the picture.  This is to keep the prying eyes out of the community.

Admirals Cove: A market update

Admirals Cove has long been Jupiter's premier waterfront community.  Located on the western side of the Intracoastal Waterway, homes in Admirals Cove have direct ocean access through the Jupiter Inlet to the north.  Admirals Cove is divided between the East and West sides of the community with the east side devoted to the yachting lifestyle.

The main clubhouse on the East side, has 34 guest rooms, fitness center and spa, tennis courts, dining rooms, pool and marina and is the hub of the club lifestyle at Admirals Cove.  The 74 slip marina is home to yachts and their owners who spend the winters down here.  Since the ocean is so close, many yachting residents slip out the Jupiter Inlet for a little dawn fishing for sailfish, although I hear many wahoo are being caught right now.
The West side, known as Admirals Cove Golf Village is devoted to the golfing lifestyle and the architectural style of the clubhouse and residences is decidedly different than the East side.
Admirals Cove is situated between Jonathan's Landing to the north and Trump National Jupiter and The Bear's Club to the south.
As of January 18, there are 101 homes for sale in Admirals Cove.  Drilling into the data some we find the highest price is $ 13,995,000 for a waterfront home on Eagle Drive of over 14,000 square feet.  The lowest price is $ 249,950 for a waterfront condo on Captains Way of about 2,000.  Because of the spread of home prices, to get an accurate feel for the market we use the median price which is $ 1,275,000 for a home of just over 3,000 square feet of luxurious living space.  Homes currently on the market have been there for a median time of 214 days which is longer than Jupiter as a whole.
Membership in The Club at Admirals Cove is mandatory for residents with the full golf membership being the most common.
